Preparing Your Rental Property How can I as a landlord best prepare my rental property? Before putting a property on the market for rent, clean it thoroughly. This will reveal any work that might need to be done to the floors, windows or walls. If there are any leaks in the roof, plumbing etc it would also be a good time to repairs these. Make all the needed repairs so that your property is as attractive and marketable as possible and note any damage that will not be repaired. If your property has a septic tank we recommend that you have it pumped especially if it has not been pumped in a while or you are unsure when it was last pumped. Our goal at John L Scott Property Management is to have satisfied landlords and tenants thus insuring income for the landlord from their investment and long-term tenancies. Property Management We manage all aspects of tenant placement including: Advertising of the vacant property, credit and criminal checks, previous rental history checks, and the applicant’s employment status. On the landlord’s behalf we will negotiate rental agreements, collect rental fees and security deposits, issue keys to the tenants and make sure the keys are returned once the tenant leaves. We will perform a drive by inspection of the property annually and will perform a bi-yearly walk-through inspection of the property. Any required repairs or maintenance will be reported to either the tenant or the landlord, depending on whose responsibility it is to perform the repair or maintenance. Landlord Responsibilities As a landlord you will be responsible for the following expenses; A one time account set up fee of $250, this includes initial advertising, as well as setting up the property on our accounting system, digital photos, etc. The initial reserve fund setup of $300 (negotiable), this reserve is used for maintenance issues as they arise. Maintenance, utilities, cleaning, and repair costs that might occur while the property is vacant. A tenant placement fee of $250 for each tenant placed. Owner’s Fees Property Management – setup fee of $250 10%of the monthly rent or $100 minimum, a $300 reserve fund (negotiable), and $250 for each new tenant placed.
